The Arbor Park FAQ’s

WHAT FLOOR PLANS DO YOU HAVE?

Arbor Park offers from one-bedroom to three-bedroom apartments throughout the year. Please call our office at 352-335-7275 to check current availability.

DO YOU OFFER SHORT TERM LEASING?

We offer short-term leasing for all of our units. There is a short term premium for 6 months and 20% premium for 7-11 months. The shortest lease term we offer is 6 months.

WHERE ARE YOU LOCATED?

Arbor Park is located on SW 16th Ave & Main Street. We are about a mile to UF campus, Shands, and the VA hospital. We also have three convenient bus routes to campus and the downtown area.

WHAT TYPE OF APARTMENTS ARE AVAILABLE?

Arbor Park Apartments offers 1, 2 and 3 floor plans. With 10 different options to choose from.

WHEN CAN I MOVE IN?

Move in dates vary throughout the year. Give us a call to find out more information on your specific move in date.

WILL MY RENT BE PRORATED IF I MOVE IN LATER?

Arbor Park does offer prorated rent amounts depending upon the date of move in.

DO YOU ALLOW PETS?

We are pet friendly with no breed restrictions up to 80 lbs. The pet fee will range from $250-$350, and pet rent will range from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.

WHEN DO I NEED TO PAY TO MOVE IN?

Arbor Park requires first month’s rent, leasing fee ($250), application fee ($50/ per applicant), and security deposit as move in payment. We do offer specials for some fees if you sign with us!

HOW MUCH IS MY SECURITY DEPOSIT?

Your security deposit will depend upon your credit check. If your credit score is above 550, you will qualify for our reduced deposit which is $250-$450. If your credit score is under 550, we will require a full month’s rent for security deposit. We also have the option of using a guarantor to have your security deposit waived.

ARE FURNITURE AND UTILITIES INCLUDED?

All of our units come unfurnished and we do not offer furniture packages for an extra monthly payment.

DO YOU RENT BY THE ROOM OR BY THE APARTMENT?

Arbor Park rents by apartment. We do not offer any roommate matching for our two or three bedroom units.

IS THERE A WASHER/DRYER IN THE UNITS?

The units do not have washer/dryers or hookups in the units. We do, however, have two convenient 24hr- onsite laundry rooms that take debit/credit cards and coins.

WHEN IS RENT DUE?

Rent is due on the 1st of each month, and considered late on the 4th. Online rental payments through RentCafe can be automatically set up once the resident has moved in and the set up codes have been supplied to the resident from the office staff.

DO I HAVE TO PAY FOR PARKING?

No. Parking is first come, first served.

Do you accept HUD or Sec 8?

We do not accept these programs at this community.

Is renters insurance required?

No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords is not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. TCC does not promote any specific insurance coverage company to use.

What is included in the monthly rent?

Trash removal, 24-hour rapid response maintenance, pest control, professional on-site management and access to all amenities are included in your monthly rent.

Do you allow reassignments?

Yes. However, the resident will be responsible for finding his/her own reassignment. Once someone has agreed to take over the lease, both parties will work with the leasing team to complete any necessary paperwork.

Does Arbor Park Apartments proved security?

Arbor Park Apartments has a courtesy officer that lives on site. However, it is the resident’s responsibility to lock up his/her personal belongings and vehicles.
